One of the best ways to increase the value of your home is to make it bigger - 10% more floor space adds 5% to the value of a typical house.

Loft conversions are a cost-effective way to add floor space. They typically cost £20,000-£40,000 and add about 20% to the value of an average three-bedroom, one-bathroom home.

Don't spend a large amount of money increasing the size of your home unless you expect to stay there for some time. If you plan to move soon, it's much quicker and cheaper to make your home seem bigger by painting the rooms in light, neutral shades - use the same colour throughout in a small property.
