• Draw up a written contract with your builders. This should include details of their guarantee, insurance, payment schedules, and other importance issues. Make sure you keep several copies of the contract for your own reference and subsequent purchasers.

• Read through the ABC of Building Regulations to ensure you are abiding by government standards.

• During construction, keep an eye on safety issues, keep up to date with bills, and keep a tight schedule. You'll also need to provide clear access for your builders and delivery vehicles.
