If your worried about needing planning permission then it's always good to check with the council if:


  • The new building is near a public road or footpath.

  • It's going to occupy more than half the land around the house.

  • It's higher than three metres.

  • It's less than five metres away from your house.

  • It's bigger than 10 cubic metres and you live in a listed building, an Area of Outstanding Natural Beauty or a conservation area.

  • It will cover a area of more than 30 square metres but less than one metre away from any boundary.

  • if you gong to connect it to plumbing and waste disposal. Building regulations approval won't be needed for a room with a floor area under 15 square metres.
